As a Building Superintendent performs basic electrical, plumbing, mechanical, and heating and air conditioning work as well as some carpentry work.
Building Superintendent Duties:
Handling routine maintenance<
Keeping the building clean and aesthetically pleasing
Supervising contractors for major renovation works
Handling basic repair works, such as fixing faulty pipes, changing locks and lighting common areas
Ensures that garbage and recycled bings are placed for pick up at the appropriate times and in the proper manner.
Making sure every part of the building is compliant with safety standards and city regulations
Reporting to the to the building manager regarding various updates concerning the building.
Keeps entrances, walkways and stairways clear of ice, snow and debris.
Performs regular inspections of all common areas.
Coordinates with contractors or repair crews for work that is outsourced.
Maintains inspection logs for sprinkler systems, fire extinguishers and other building systems as required by state and federal law.
Conducts regular preventative maintenance on items throughout the interior and exterior of the building.
Performs regular inspections of all common areas.
Responds to emergency calls.
Reporting all deficiencies, maintenance requirements
Purchases all maintenance supplies and keeps adequate inventory
Wears the proper safety equipment in the appropriate situations including hard hats, eye and ear protection, safety shoes, gloves, face mask and respirator.
